From Canal Dover to Today
Spray foam insulation in Dover covers a housing stock with two clear peaks. ACS data on Point2Homes shows 23.8% of Dover's homes were built before 1940 and 19.2% in the 1970s, with smaller shares in between. The city began as Canal Dover on the Ohio and Erie Canal, became a village in 1842 and a city in 1903, and sits along the Tuscarawas River near the mouth of Sugar Creek.
Mill and steel houses
The older neighborhoods were built for workers at the canal, the mills and the sheet and tin plate works; the American Sheet and Tin Plate Company founded the city library in 1902 for its employees. These houses typically have plaster walls with empty cavities, open chases from basement to attic and bare rim joists. Our usual order is rim joist foam, attic sealing and blown-in, then dense-pack walls.
1970s ranches and split-levels
Homes from the 1970s have some wall and attic insulation, but almost no air sealing. A rim joist foam job and attic sealing usually make the biggest difference, along with any room over the garage.
Low ground
Neighborhoods near the river and Sugar Creek can have damp basements. We check foundation walls for water before spraying and use closed-cell foam where moisture is a concern.
Owners and renters
About 59.6% of occupied homes in Dover are owner-occupied and 69.6% of the housing is detached houses. The 2020 census counted 5,766 housing units.
Stairways and chases
Many of Dover's older two-story houses have an enclosed stairway, a chimney or a plumbing chase that runs from the basement straight to the attic. Warm air rides those paths up and out all winter. We block and seal the tops of those chases in the attic and seal the bottoms at the rim, which often makes a bigger difference than any amount of added insulation.

Dover Questions
What should I insulate first in an older Dover house?
Usually the rim joist and the attic. They are the biggest leaks and cost the least to fix.
My 1970s house has insulation. Why is it drafty?
It was likely never air sealed. Sealing the attic floor and foaming the rim joist usually solve it.
Do you work on both sides of the river?
Yes, all of Dover and the surrounding townships.
Do you insulate rental homes?
Yes. About 40% of Dover's homes are rented, and we often work between tenants.
